PUBLIC OFFERfor a Promotional Campaign in Connection with the Purchase of Real Estate
with a Bonus in the Form of a Porsche Cayenne Black Edition 2026
or Credit of Its Full Value at Closing
1. General Provisions1.1. This document constitutes a public offer (the “Offer”) in accordance with applicable laws of the Republic of Cyprus and is addressed to an unlimited number of legally capable persons.
1.2. The promotional campaign is organized by the seller of the property (the “Seller”) in cooperation with Cyprus Sotheby’s International Realty (Reg. No. 1013, License No. 517/E), acting as the authorized real estate agent.
1.3. Acceptance of this Offer (“Acceptance”) shall be deemed to occur upon:
execution of a Reservation Agreement and/or Sale Agreement during the promotional period; and fulfilment of the payment obligations stipulated therein.
2. Property Covered by the Offer2.1. This Offer applies exclusively to Villa No. 15 located within the Palisandro Hills project, Paphos, Republic of Cyprus.
2.2. The Offer shall not apply to any other property within the project or to any other real estate owned or marketed by the Seller.
3. Essence of the Promotional Offer3.1. Under this promotional campaign, the Buyer is entitled to receive a bonus (the “Promotional Bonus”) equivalent to the value of the following vehicle:

Total configured value: EUR 129,393 (including GST).
3.2. The Buyer may choose one (1) of the following options:
A. Receipt of the above-mentioned Porsche Cayenne 2026;
or
B. Credit of the full value of the Promotional Bonus against the purchase price at closing
(“take its full value as credit at closing”).
3.3. The selected option must be expressly confirmed in the Sale Agreement or in a written annex thereto.
4. Conditions for Vehicle Provision4.1. If Option A is selected, the vehicle shall be provided to the Buyer only after all of the following conditions have been met:
- full payment of the purchase price of the property;
- execution of the Sale Agreement; and
- registration of title to the property in the Buyer’s name.
4.2. The vehicle shall be delivered strictly in the configuration specified under Porsche Code PTFBY8A8, with no right of modification or substitution.
4.3. All costs related to the vehicle, including but not limited to:
- registration and licensing,
- insurance,
- taxes and governmental fees,
- maintenance and operation,
shall be borne exclusively by the Buyer.
4.4. The vehicle may not be exchanged for another vehicle, cash, or any other form of compensation.
5. Credit at Closing5.1. If Option B is selected, the Promotional Bonus shall be applied solely as a financial credit against the final amount payable by the Buyer at closing.
5.2. The credit amount shall be fixed at EUR 129,393 and shall reduce the final settlement amount payable by the Buyer on the closing date.
5.3. The Promotional Bonus:
- shall not be paid out in cash or by bank transfer;
- shall not accrue interest;
- shall not be indexed or adjusted;
- shall not be considered a deposit or advance payment.
5.4. The credit shall be reflected in the Completion Statement / Statement of Account as a Credit / Deduction.
6. Restrictions and Cancellation of the Bonus6.1. The Promotional Bonus:
- is valid only for the transaction relating to Villa No. 15;
- may not be transferred to another property or transaction;
- may not be combined with other discounts or incentives unless expressly agreed in writing.
6.2. In the event of termination of the transaction:
- due to the Buyer’s decision or breach — the Promotional Bonus shall be forfeited without compensation;
- due to circumstances attributable to the Buyer — the Promotional Bonus shall be forfeited;
- due to fault of the Seller — the treatment of the Promotional Bonus shall be determined separately.
7. Validity Period7.1. This Offer shall be valid from 10 December 2025 until 31 March 2026, inclusive.
7.2. The Offer is strictly limited in quantity:
one villa — one vehicle.
7.3. Upon expiration of the promotional period, the Seller shall have no obligation to honor this Offer, regardless of prior negotiations.
8. Taxation and Legal Qualification8.1. The Promotional Bonus does not constitute income to the Buyer and shall be treated as a commercial incentive related to the property transaction.
8.2. All taxes, duties, and governmental charges shall be calculated and payable in accordance with the applicable laws of the Republic of Cyprus and the Sale Agreement.
9. Liability and Force Majeure9.1. The Seller shall not be liable for delays or non-performance caused by third parties, including vehicle manufacturers, registration authorities, or force majeure events.
9.2. Due to regulatory or legal requirements, the final vehicle delivered may differ slightly from visual or configurator materials without affecting the substance of the Offer.
10. Final Provisions10.1. This Offer shall prevail over any marketing or advertising materials.
10.2. Any disputes arising in connection with this Offer shall be governed by and construed in accordance with the laws of the Republic of Cyprus.
10.3. The Seller reserves the right to amend or withdraw this Offer at any time prior to Acceptance.
